Structural audit is the technique to understand the condition / distress level of any existing building / structure. The structural audit report highlightsall the critical areas which demand immediate attentionby investigation by conducting various tests to determine the relative structural strength of various RCC components of a structure.
Statutory requirement –
o After every 5 years as per Inspector of factories
o After 30 years at every 5 years as per Municipal Act
o After 15 years at every 5 years and after 30 years at every 3 years as per Co-operative society Act
o For Insurance
o For Bank – Mortgage
o For Valuation
o Structure showing Distress
o Proposed Additions, Alterations, Extensions in building / structure
o For Damage assessment due to earthquake, fire, blast, vibration, corrosion etc.
After the structural audit is carried out, if the Structural Engineer recommends any corrective repairs for securing Structural Stability of the building such corrective repairs shall be carried out by the owner/occupier of the building to the satisfaction of the Commissioner within a period as suggested by Structural Engineer in his report not exceeding six months failing which action as per due procedure will be taken.

The following NDT tests are required to be carried out on structural elements. However, it is important that the testing scheme is prepared based on preliminary survey of the building/ structure:

• Ultrasonic Pulse Velocity Test
• Corrosion Test of Steel
• Carbonation Test
• Core Test
• Half-Cell Potentiometer Test
